Echo Basin Resort and Dude Ranch
Set amidst towering stands of Ponderosa Pine, Aspen Groves and tranquil freshwater ponds, Echo Basin Resort & Dude Ranch is an exciting and unique opportunity for those looking to create their own Southwest Colorado "lifestyle" that many only dream of.
Situated on approximately 82 +/- pristine mountain and valley acres, the ranch encompasses a wide variety of recreational assets and attributes that keep it poised as one of Southwestern Colorado's Trophy Ranches and getaway destinations.
Conveniently located just off of Highway 160 between Mesa Verde National Park and popular Durango, this commercial, residential and ranch property consists of a successful mountain resort operation with twenty three stand alone cabins, 76 space full hookup RV Park, Western Steakhouse & Saloon, Banquet & convention facilities, swimming pool, general store, proshop, driving range, campground with laundry services and concert venue/amphitheatre with past performances including: The Charlie Daniels Band, Styx, 38 Special, Kansas, Tanya Tucker, Randy Travis, Alabama and Dan Fogelberg.
In addition to its proximity to Mesa Verde National Park & Historic Durango, Colorado - A major source of summer visitation - there are several other factors that enhance the Echo Basin Resort area's attractiveness and, as a result, further promote the services sector of its economy. Of these factors, the two most important are the area's mild summer climate and its wealth of outdoor recreational opportunities, both of which serve as significant draws for tourists, retirees, and seasonal residents. All of these population/visitor segments are enticed by the combination of an accommodating climate, numerous recreational opportunities and a high quality of life.
The recreational areas and cultural attractions accessible from Echo Basin Ranch make it a strategic hub for the region. Besides Mesa Verde, within close proximity are the San Juan and Uncompahgre National Forests, Durango Mountain Resort, Telluride Ski Area, Ute Mountain Casino, McPhee Lake and the Trail of the Ancients.
The resort is accessed off of paved County Road M and is approximately 7 miles to downtown Mancos and 30 miles to Durango. Great year-round access allows the resort to offer a "full season" opportunity to guests wanting to enjoy the mild summers, crisp & colorful falls, snowy winters and lush spring weather. Currently the resort operates from May through October, but could be extended through the year to accommodate the busy hunting season, ski & snowmobile season and spring break seasons.
Echo Basin Resort has been skillfully operated by the current owners since 1998 and has received numerous upgrades, facility expansion and maintenance throughout their ten-year history.
The resort facility include 23 standalone cabins (standard & deluxe cabins), 76 space full hookup RV Park, 80 seat Western Steakhouse and full service Saloon, Banquet facilities (up to 200 + seating capacity), manicured grounds, ponds, driving range, proshop, general store & office, large covered maintenance shop with ample storage, coin-operated laundry facilities, campground, swimming pool, tennis courts, volleyball court, picnic areas and serene outdoor wedding/events grounds.
Echo Basin Resort has a multitude of opportunities for expansion including modifying the existing lodging facilities to include an additional 25 unit hotel or standalone cottages, finishing the nine hole golf course that was initiated in 2003, extending the operating season(s) to encompass fall hunting, winter cross-country skiing/snowmobiling and promoting large scale group/corporate events & conferences during the shoulder seasons.
Currently the resort books 20 to 30 substantial wedding receptions throughout the summer months as well as family reunions, 4H horseback clubs, corporate functions and holiday banquets. Each of these revenue sources could be expanded upon to further enhance the profitability of the operation.
In addition to the unique opportunities of the traditional resort complex, Echo Basin Resort has received much notoriety in past years for the successful concert venues it has hosted. The amphitheater consists of a 100'X48' permanent concrete stage overlooking Mesa Verde National Park, the 14,000 foot La Plata Mountains and the Sacred Sleeping Ute of Southwestern Colorado. It’s an intimate festival setting for up to 5,000 people. As Tommy Shaw of STYX said "Best venue I've played in Colorado for ambiance and beauty". Considering Red Rocks in Denver, the owners are quite proud of this.
This exciting opportunity is being offered for $3,995,000
